Most of the homes we look after on the Costa del Sol sit empty for months at a time. Owners live in London, Stockholm, or Madrid, and the villa in Sierra Blanca or the apartment in Puerto Banús only gets used for a few weeks each summer. That is a long time for a property to go unchecked.

We hold a set of keys for you, visit on a schedule you choose, and walk the whole property. We air the rooms, run the taps, flush the toilets, check for leaks or damp, and make sure nothing has been forced or tampered with. After each visit you get a short report with photos, so you can see the place is exactly as you left it.

It is the difference between finding a small leak in week one and finding a flooded kitchen in month three. A burst pipe behind a wall in Elviria can do serious damage before anyone notices. Our checks catch problems early, while they are still cheap to fix.

What a property check covers

Every visit follows the same checklist, so nothing gets missed. You can add or remove items to suit the property.

  • Security. Doors, windows, shutters, and gates checked and secured.
  • Water and leaks. Taps run, toilets flushed, visible pipes and ceilings inspected for damp.
  • Electricity. Fridge and freezer confirmed running, trip switches checked.
  • Air and ventilation. Rooms aired, musty smells noted, dehumidifier emptied if you have one.
  • Gardens and exterior. A quick look at the terrace, pool area, and any visible damage.

If we find something wrong, we tell you straightaway and, with your go-ahead, we can arrange a fix. We have worked with local plumbers, electricians, and gardeners long enough to know who turns up when they say they will.

How often should my property be checked?Most owners choose weekly or fortnightly visits. If the property is empty over winter, weekly is safer, because that is when leaks and damp tend to appear. We can also do a one-off check before you arrive. Do you send a report after each visit?Yes. You get a short written summary plus photos of anything we want to flag. If everything is fine, the report is brief. If something needs attention, we tell you clearly and suggest next steps. How are my keys stored?Keys are kept in a locked, access-controlled store and logged in and out on every visit. They are never labelled with your name or address, and only the assigned team member handles them. Can you let in contractors or delivery drivers?We can, with your written go-ahead. We will meet the contractor, stay while they work, and lock up afterwards. You get a note of who attended and what was done.
